What’ll Sanjay Need To Build A House?

When people like Sanjay want to build a house, they typically need the following. Some of the following requirements may not be necessary for all building projects, as it will vary depending on the specific situation.

  • A plan or design: A clear and detailed plan or design for the house that includes specifications for the layout, size, materials, and features of the house.
  • House Financing: Some may require the means to pay for the construction of the house, whether that be through savings, a mortgage, or other forms of financing. Though in Sanjay’s case, there was ample availability of funds from his severance pay.
  • A building site: A piece of land or lot on which to construct the house. Now Sanjay had his eye set on a plot of land in the suburbs, near Nandi Hills. And was in the process of acquiring it.
  • Building permits and approvals: Sanjay wanted to do it all proper and legally. So he required expert assistance to get the necessary permits and approvals from local government agencies to ensure that the house meets building codes and safety regulations.
  • A contractor or builder: Many people directly hire a professional builder or contractor to oversee the construction of the house and manage the work of subcontractors. However, Sanjay wanted a picture perfect home that not only would last his lifetime, but all have all the aesthetic beauty and property appeal that defines today’s modern house designs. So he decided to outsource the work to an architect.
  • Materials and supplies: The architect would get for Sanjay all the necessary materials and supplies to construct the house, including lumber, roofing, siding, windows, and more.
  • Skilled labor: Skilled labor such as carpenters, electricians, plumbers, and other tradespeople to complete the various stages of construction… again in the architect’s KRA.
  • A project schedule: A clear and realistic project schedule for the construction of the house, with specific milestones and deadlines. Sanjay had prepared a list of questions to discuss with the architect.
  • A budget: A budget for the construction of the house, including estimates for materials, labor, and other costs. Something Sanjay had to prepare before consulting an architect.
  • Insurance: Important todo after the construction is done, a building insurance to protect the house and the property during the construction process.

Project management: Architects today have their project management team that keeps an eye on the construction process, and makes sure the project is on schedule and within the budget. Sanjay would certainly want this.
